All lots bound on the west by the easternmost roadway on Niagara Drive South and by the westernmost roadway on Niagara Dr. and on the north by the easternmost roadway on N.W. Concourse. All lots bound on the east by the westernmost roadway on Niagara Dr. and by the easternmost roadway on Northfield Dr. All lots bound on the north by the easternmost roadway on Niagara Dr. All lots bound on the south by the westernmost roadway on Niagara Dr. In the original application, all existing lots were rezoned accordingly and the development plan was based upon a 4-storey residential structure with first floor parking. The application was amended on appeal to permit a 4-storey mid-rise building with first floor parking but without the underground loading dock. We believe that the application may be reviewed as a mixed use development as well as being a rezoning application, and therefore we request that Council refers this matter to the Licensing and Standards Committee for further review.
