ANY DEAL. 2. CONTRACTS This Addendum shall apply whether or not the real property at (name of party). has been sold. 3. CHANGES IN TERMS AND CONDITIONS IN CONNECTION WITH THE PURCHASE OF THE REAL PROPERTY (CONTRACTS) In accordance with the provisions of the Purchase Agreement, as modified herein, the Buyer Sellers shall, without any delay after the execution of this Addendum, amend the Purchase Agreement as specified, if necessary: (a) to add further provisions on payment of tax and (b) to revise, modify or rescind any material provision therein. 4. INACTIONS, INCORRECT PURCHASES AND OTHER DAMAGES 4.1. INACTIONS AND INCONSISTENCY In addition to the general terms and conditions of the Purchase Agreement, this Addendum is made an integral part of the aforementioned Purchase Agreement. Should there be any inaccuracy, we reserve the right to amend this Addendum at any time and in our sole discretion. If the Buyer Seller or Buyer Buyer fails to deliver the real property at to the Buyer's designated place of residence, unless otherwise required by law, we will reimburse the Buyer in accordance with the terms of the Purchase Agreement. 4.2. INCONSISTencies: All statements in this Addendum are subject to change at any time without notice. 4.3. DAMAGES (A) IN THE EVENT OF A FAILURE OF GOOD CONDITION All costs and expenses incurred by the Buyer Seller in taking possession of the real property, together with reasonable attorney, court and expert fees, shall be borne by the Buyer Seller. The Buyer Seller will only be responsible for the Buyer Seller's actual out-of-pocket expenses up to the original purchase price of the real property, subject to the limited exception of taxes arising from the sale or transfer of the real property. (B) FOR DAMAGES CAUSED BY NEGLIGENCE, STRICTNESS OF OBLIGATION, OR FOR BREACH OF CONTRACT The Buyer Seller is not liable (a) for loss of profits, revenue or sales made as a result of any of the following (1) any breach of this Addendum by the Buyer Seller, which breach of this Addendum is reasonably foreseeable, (2) any violation or alleged violation of this Addendum by the Buyer Seller, (3) any delay in the
