In addition, I assessed the likelihood of the development of the proposed pedestrian zone, in order to establish a baseline for any future pedestrian zone developments. I used the following variables from the 2005 Census of Population and Housing to calculate this baseline: type of business (e.g. pharmacy, fast casual, service station) [4]
size of business (e.g. one store, two stores, three stores) [5]
location within the Wellington Street District [6]
average number of employees in business (employed, unemployed) [5]
number of rooms available for storing and selling goods (cafeteria, retail, office) [5]
amount of parking within 10 meters of business (yes/no) [5]
Number and type of street traffic (primary, secondary) [4] The key findings of the study are that: only two (2) businesses in the Wellington St District have a primary location in the Wellington Street District. These two businesses are The Pizzeria on Queen Street and The Black Stallion at the corner of Queen and Wellington Streets.
One in ten (10%) of Wellington businesses are located within five meter (5 m) of a street that goes through Wellington City. This means that approximately 13,500 (13,200 – 4,400) Wellington businesses are located within five meters of traffic. (I chose five meters for maximum distance within the four city blocks)
The majority (69%) of businesses located within 5 meters of a street where streets include two or more lanes are classified as office type.
The primary location of nine out of 10 (90%) of the businesses located within 5 meters of a street that includes a two lane road. This corresponds to about 7,900 businesses. Of these establishments, only one (1) business had a primary location in the Wellington Street District. This business is the Pizzeria, at the corner of Queen Street and Wellington Street. A second business (The Black Stallion) appears to be located closer to the Wellington Street District.
