ZONING, TO AN ADJACENT, LARGE LOT HOUSING (TEN YEARS) ZONING WITH PRIVATE LANES AND PRIVATE SEVERAL ACCESS LANES. The Applicant has applied to change the future land use designation to LOW DENSITY MULTIPLE UNIT RESIDENTIAL (LOW DENSITY SURROUNDING CONSERVATION) from THE A1 LARGE LOT HOUSING ZONING. The applicant desires to build a 2,500 sf building on the property for the owner of the property and others of limited area. In addition, the Applicant desires to construct a ten-year addition to the existing building at no cost to the City and to retain the existing front and rear fences. The Applicant is interested in allowing for the addition of the driveway and entrance to the lot as well as an entrance at the back of the lot and a shared wall between the back of the lot and the existing front of the property. At the request of the owners of the land, the Applicant would be willing to pay for a drainage survey of the property prior to construction. The existing fence line would be maintained except the new property line (see attached sketch for approximate location). The Applicant acknowledges that the proposed site will require more than the required parking spaces, which would be provided as part of a conditional use permit. The Applicant agrees that if the use is not approved the Parking and Traffic Department can request that the property be rezoned to LOW DENSITY TRANSITION MULTIPLE UNIT RESIDENTIAL and if the property is not rezoned, the Applicant agrees it will provide a parking space, but this would not be more than 3 additional spaces and would require the Owner to cover the remaining 2,500 sf of building required by the application. The Applicant also acknowledges that if the use is not approved the Applicant will have to seek an additional site use permit if the Applicant wishes to be able to have outdoor access to the site and to be required to pay an additional fee for the additional site use permit. The Applicant recognizes the requirements to maintain the Site Access Plan to maintain the integrity of the existing front and rear fences. The Applicant understands that the required parking spaces of this Site Access Plan are at a lower density than the Site Access Plan parking requirements for the other Site Access Plan parcel.
