Tenant shall not otherwise be obligated for any reason to move to another location from the Premises pursuant to this paragraph. In the event of termination, Tenant shall vacate the Premises no later than the date as of which the notice of termination is given. Tenant shall vacate the Premises at no cost and shall return all equipment and furnishings upon vacating the Premises. Tenant shall comply with the terms of this Agreement at all times. No deduction shall be made from Tenant's annual rent. If Tenant becomes aware of a breach, the Tenant shall notify the Landlord, and if the Landlord is not advised of the alleged breach within fifteen (15) days, the Tenant shall promptly take such action as is reasonably necessary (including a written request for repair, replacement or cleaning of the Subtenant's rental units, or other means) to preserve the cleanliness and cleanliness of the Residential Tenancies and to bring the Landlord's duty of care to compliance with local law. Tenant shall use reasonable labor and reasonable materials to restore the Premises to a reasonable condition at the request of the Landlord. Any Tenant who fails to comply with the requirements of this Section shall be subject to forfeiture of any and all rights (including without limitation the right to occupy or to make improvements to) and be subject, except for limited exceptions, to eviction, the use of removal and/or other coercive measures and/or termination of tenancy and, in addition, Tenant shall be entitled to attorney's fees and costs. Where a violation of this Section is a proximate cause of an emergency or other event giving rise to a public calamity, such violation shall, in addition to the other remedies otherwise available, also constitute a cause of action for immediate removal and/or damages.
