TERMS AND CONDITIONS The tenant will be required to provide evidence of their full name, date of birth, address, occupation (if any), and insurance. The landlord will receive your details from the Department for Work and Pensions and will be able to confirm the claim against each tenant. 3. CONFIRMATION OF CLAIMS A confirmation of the claim is required before the tenancy is confirmed. Please read the terms and conditions carefully. There is no charge for this application. 4. PAYMENT FOR TENANT AND/OR PROPERTY The tenant will be required to provide evidence of payment for the tenant's and/or property (if any) within 3 working days of the confirmation of the claim to confirm the claim. The landlord will receive a proof of payment from the Department for Work and Pensions. 5. PAYMENT FOR INCOME TAX The landlord will be required to provide evidence that the tenant is entitled to the property and that they paid the correct amount of Income Tax or National Insurance which was charged at the relevant rate. 6. ACCEPTANCE OF TERMINATION The tenant will be required to sign the Notice of Termination and give their correct signature. You must also give the landlord a signed Notice of Termination dated before the tenancy started. The landlord will retain legal ownership of the property for the current tax year (April 2016 to March 2017) until the tenant has been notified of a new tenancy agreement. If the tenant has entered into a new tenancy agreement before 2 months before the end of the last tax year — please sign the Notice of Termination dated after the tenancy started but before 2 months before the end of the last tax year. 7. REMOVAL OF CONVERSION RENT The landlord must also agree to remove the conversion cost at the commencement of the tenancy. 8. REMOVAL AND CONSEQUENCES If a tenant moves out before the tenancy begins, you may apply to the Housing Assurance Agency or Court as to the tenant's right to compensation for the value of the property if they will have been charged conversion cost of £2,000 or less. The landlord will receive copies of the completed application. The tenant will be required to state whether they will be compensated by themselves or a tenant's insurance company. You should complete the form in full, using BLOCK CAPITAL LETTERS. You cannot have more than one form completed (unless you are an estate agent).
