This notice is issued for every residential tenancy in Vancouver. The rent is a legal obligation that has already been paid once. There may be other obligations imposed by law in the tenancy such as utilities and other fees. This notice is a remedy to enforce the legal obligation to pay rent and to keep the utilities on time. There is a three (3) day refund period in the Consumer Protection Act and a seven (7) day refund period in the Residential Tenancies Act. If your tenancy does not start upon date of this Notice, the tenant and landlord are under an obligation to make rent and utilities payments every twelve months. The notice does not apply to a short term tenant if their agreement can be terminated in under six months. To request a five-day refund of the notice, the tenant must mail a request form to the Residential Tenancy Branch, 778 Horny Street, Vancouver, BC, V6B 1P1, or give notice to the landlord by sending the application to the Residential Tenancy Branch. The Residential Tenancy Branch will take care of the refund for all short term tenancies on a first come first served basis. The Tenant has five (5) days to pay the rent or utilities to the landlord or file an Application for Dispute Resolution with the Residential Tenancy Branch. The tenant is evicted because they have failed to comply with their legal obligations under the Residential Tenancy Act. The Tenant has five (5) days to request a refund of the application. Notice of Intention to Raise the Property Tax Rate by Tenant to Tenant or Rental Unit to Rental Unit If the Tenant is a Rental Unit The Tenant has been given permission to raise the property tax rate by Tenant to Tenant based on the maximum amount of property tax that will be assessed if the current rate of 6.25% is increased to 7.75%. If the maximum amount of property tax is increased, the Tenant will be granted an increase in rent equal to a portion of the difference between the original rent and the increase. If the maximum amount of property tax is increased more than 1% then the owner will be assessed the full increase.
