At first, not good....too expensive for a one time use. Sarah's response was great and her instructions were, too. She convinced me to use the program gratis to see how it works. It was fantastic.

For pdfFiller’s FAQs

Below is a list of the most common customer questions. If you can’t find an answer to your question, please don’t hesitate to reach out to us.
The contract between a landlord and a lodger is called a license, not a tenancy agreement. Unlike tenants, who require a standard notice period before you can evict them, lodgers can be served 'reasonable' notice to ask them to leave at any point. This is normally 28 days, but it could be shorter.
Rental agreements for lodgers Your landlord doesn't have to provide you with a written contract, but it's a good idea to have one. Your agreement with your landlord could be: fixed term for example 6 or 12 months. periodic a rolling contract with no set end date.
Lodger Agreement. A Lodger Agreement is used when a landlord wants to rent a room in a furnished property where the landlord lives and shares common parts of the property (e.g. bathroom, toilet, kitchen and sitting room) with the tenant or tenants.
Declaring payments: You have to disclose this income on your tax return. If you exceed the maximum amount, you must declare the payments as income to HM Revenue & Customs and pay tax in the normal way. The same goes if you rent out an unfurnished room to a lodger.
A lodger is someone who lives with you in your home and shares living space with you, such as the bathroom or kitchen. They might have their 'own' room, but they live in your home with your permission and have agreed they don't have the right to exclude you from their room or any part of your home.
The main difference between a lodger and tenant is that a lodger (legally known as a 'licensee') is someone who lives in the same property as you. Tenants, by contrast, are people who pay rent for a property you own but don't live in; in this respect, you're classed as a live-out landlord.
It is not always easy to determine whether a person is a boarder or lodger, or a tenant or sub- tenant. TIP: The main difference between a boarder and a lodger is whether you are supplied with meals or other services. Generally, boarders are provided with services, whereas lodgers are not.
You'll need to give them a written 'notice to quit', and the notice period will tend to be around 4 weeks. It's also worth noting that if you and your lodger both agree, you can ask them to leave at any time.
The standard notice period for lodgers is a minimum of 28 days, ending at the end of a rental period (most lodger agreements work on a weekly or monthly period), which should be the same date specified in the lodger agreement.
To write a letter showing proof of residence for a tenant, ask the tenant who you're addressing the letter to and what specific details to include. Open the letter with a simple salutation like, “To Whom It May Concern," and state that you're writing to verify that the tenants live on your property.
The letter should be clear in its terms and conditions. The factors like rent amount, a period of rent and other details should be its special highlight. The letter should contain the interests of both parties. The letter should be inclusive of all the rights of both parties.
a. A courteous introduction (e.g. Dear ______ or To whom it may concern) b. A statement of intent (e.g. I am writing this letter to recommend _____ as a tenant) c. A closing sentiment (e.g. Kind Regards or Sincerely)
