The underpinning process must be started from the corners and the working inwards. Underpinning must be made only on load-bearing walls. Do not underpin below non-load bearing walls. Start underpinning under a strip of footing. After the excavation has been completed, add concrete to the cavity.
If piles are being used, they are driven into the ground or fitted to boreholes that have already been drilled out, until they are anchored on a stable layer of soil. The underpinning process is always started from a corner and then followed inwards along the load-bearing wall being underpinned.
During the underpinning process, there can sometimes be an unforeseen issue or two along the way, especially with an older house. If this is the case, it will typically add a bit of time to the project. A typical underpinning job will usually take four to six weeks to perform.
In construction or renovation, underpinning is the process of strengthening the foundation of an existing building or other structure. To increase the depth or load capacity of existing foundations to support the addition of another story to the building (above or below grade).
When does a house need underpinning? The main reasons for underpinning are that the structure of a property has become unstable. The structure of the soil in which the foundations sit has changed, usually because of too much or too little water in it, causing subsidence.
Underpinning is only required when your property is experiencing subsidence actively. That is to say the ground is moving away and continuing to move away. If they remain the same, subsidence has come to a halt. Of-course do look out for new cracks which would suggest subsidence has not come to a halt.
What the underpinning should have cost. Typically, an underpinning job of this scale would cost around $30,000 including engineering and any other miscellaneous costs.
Underpinning is often seen as a permanent and effective way of stabilizing but is only used in the most serious cases. Also, it would usually be considered preventative, which isn't covered under the insurance policy. In many cases, a building can be stabilized by other action, for example, by: repairing leaking drains.
