Giving notice to end a tenancy To give notice, you must use the Tenant's Notice to Terminate the Tenancy (Form N9). This form is available in the Forms section at tribunalsontario.ca/ltb or from any LTB office.
1 month's notice if your tenancy runs from month to month. If your rental period runs for longer than a month, you need to give the same amount of notice as your rental period. For example, if you pay rent every 3 months, you'll need to give your landlord 3 months' notice.
You should say something like: “I am giving 1 month's notice to end my tenancy, as required by law. I will be leaving the property on (date xx). I would like you to be at the property on the day I move out to check the premises and for me to return the keys.
If you rent by the month or by any longer period, your landlord must give you at least 60 days' written notice. If you pay by the week or day, your landlord must give you at least 28 days' written notice. The notice should be on a form called Notice to End your Tenancy at the End of the Term (Form N8).
Landlords must have consent in writing by the tenant in order to be able to serve documents by email but be aware that the consent to service by email may be revoked at any time by giving notice in writing to the person or party.
Can I give 30 days notice in Ontario? No. In Ontario, you must provide the landlord with a written notice to terminate the tenancy at least 60 days before the last day of a rental period.
