I'm going with the default you had. "Works exactly as expected. Smooth, responsive, and intuitive interface." That about sums it up. It was so obvious on how to edit text, increase it's size, move it around (great feature!), add checkmarks and Xs. All around just very good.

So convenient and easy I absolutely love how easy it is to pull a document and fill in information or sign and send back out. This is super simple for the constant paperwork I must complete. It is difficult sometimes to get the size and format of wording to fit correctly.

For pdfFiller’s FAQs

Below is a list of the most common customer questions. If you can’t find an answer to your question, please don’t hesitate to reach out to us.
Your real estate agent may email you a scanned copy of your closing documents, as a PDF attachment. You don't have to print the PDF to sign your refinancing or real estate documents. Make your life easier by electronically signing them even from your phone. Use the same process for electronically signing a Word document.
Does Fannie Mae accept electronic signatures on mortgage closing documents? Yes. Per the Selling Guide, we accept signatures on most documents used to originate or service a loan.
HUD Real Estate Owned (RED) Documents: Electronic signatures will be accepted on the HUD RED Sales Contract and related addenda.
HUD 4000.1 says that if it meets FHA criteria, yes. An electronic signature conducted in accordance with the Electronic Signature Performance Standards (Performance Standards) is accepted on FHA documents requiring signatures to be included in the case binder for mortgage insurance, unless otherwise prohibited by law.
How do you make a wet signature? Select My Signature from the toolbar on the left. Drag and drop it to the place on the document where you need to add your wet ink signature. On the pop-up window that opens next, choose the method you want to use for signing your document.
When to Use Wet Signatures There are also certain documents that are required by law to contain a wet signature. For example, there are certain banks that require a wet signature for loan documents. So you're able to sign contracts, agreements, and finance documents electronically as long as all parties agree.
E-Closing is the title industry's premier cloud based title production system. E-Closing is trusted by thousands of title professionals across the country. E-Closing was designed by a panel of leading title professionals and is used nationally to handle both residential and commercial real estate closings.
A hybrid closing is one in which the consumer has the option to design non-critical, non-notarized documents. signing typically takes place before meeting with a settlement agent or notary to finalize the closing. This means that signing appointments typically take less time and require fewer pages to be printed.
Can a borrower sign the note, mortgage and other loan documents before the day of closing? There is no TRIED provision which specifically prohibits the early signing of loan documents. As long as the first Closing Disclosure is delivered early enough, signing ahead of time should not be a problem.
Answer: D. TRIED requires the Closing Disclosure to be received by the borrower at least three business days before the borrower becomes legally obligated under the loan which often occurs when the note is signed.
The closing occurs between four and six weeks after you've signed a purchase and sale agreement on one magical day. Prior to closing, the seller will need to complete any repairs they agreed to make to the house and prove that the title is free and clear of defects.
Who Attends the Closing of a House? Depending on where you live, those at your closing appointment might include you (the buyer), the seller, the escrow/closing agent, the attorney (who might also be the closing agent), a title company representative, the mortgage lender, and the real estate agents.
The seller does not have to be present at the buyers' closing. It is a common misconception that all the parties must sit around the table together at closing and exchange documents and keys. The closing attorney should explain to you when the closing date is set, and how you should receive your proceeds.
