What do you like best?
The program is easy to use and super convenient. Your documents are always with you on the server PDFIller provides.
What do you dislike?
Getting in touch with a person in customer service is impossible and emails to cust. serv. have not been answered. I originally signed up as a single user; but then as my needs expanded at my office, I added and paid for three more users. For a while everything worked without issue, but then the other three users could not log-in and the different prompts in my dashboard were saying the subscriptions were active and to this day my office staff works through my sole account which can knock someone off in the middle of something.
What problems are you solving with the product? What benefits have you realized?
The fax benefit is awesome. I use the program with my insurance agency. It is way more user friendly than Adobe and you don't need a separate service to send a client a form to sign.

English Covenants of Title are most commonly associated with General Warranty Deeds and provide assurances that the Granter has the right to convey the subject property, that the Grantee shall have quiet enjoyment of the property free from encumbrances, and that the Granter has not, himself or herself, encumbered the
Think of it as an as is deed. This kind of deed exists to pass along any title, interest, or claim that a seller has to a buyer. However, there is no title search involved, none of the covenants of a warranty deed are made and there is no guarantee that a title is valid.
Warranty deed. A warranty deed is a type of deed where the granter (seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (buyer), in contrast to a quitclaim deed, where the seller does not guarantee that he or she holds title to a piece of real estate.
Warranty deeds are on file with county recorder's office in the county where the property resides. To get a copy of a warranty deed, go to the county recorder's office and request a copy. Often, you will be charged a fee for the copy.
Title is the legal way of saying you own a right to something. Deeds, on the other hand, are actually the legal documents that transfer title from one person to another. It must be a written document, according to the Statute of Frauds. Sometimes the Deed is referred to as the vehicle of the property interest transfer.

When you pay off your loan, and you have a mortgage, the lender will send you or the local recorder of deeds or office that handles the filing of real estate documents a release of mortgage. With a deed of trust, you temporarily give control of the title to your property to the lender for security purposes.
A warranty deed is a document often used in real estate that provides the greatest amount of protection to the purchaser of a property. It pledges or warrants that the owner owns the property free and clear of any outstanding liens, mortgages, or other encumbrances against it.
To make the form legally binding, you must sign it in front of a notary public. You must then file your signed and notarized deed with the county office that's in charge of recording property documents.
