Is there a deadline to use a Section 8 Housing Choice Voucher? Voucher households have at least 60 days to find acceptable rental housing according to the Department of Housing and Urban Development (HUD) policy.
Your voucher is an agreement between you and Home Forward. You must find a rental unit and submit a Request for Tenancy Approval (RITA) before your voucher expires. You may be eligible for a voucher extension, but it must be requested in writing and granted before the original expiration date.
After the unit passes the inspection, and the rent the landlord requests is approved, the Section 8 office will determine your portion of the rent and the portion we will pay and send a contract to your landlord for signature.
When can I expect to be called for a Section 8 rental briefing? Furthermore, you will be notified via mail by NHA approximately 2 weeks in advance of your scheduled Section 8 rental briefing date. At the briefing, you will receive your voucher with the start date and end date.
Under the Section 8 Housing Choice Voucher program, most tenants will pay 30% of their monthly income. The Public Housing Authority that issued and approved the voucher will pay the landlord the remainder of the rent and utility costs.
Once you receive your voucher, find qualified housing. The voucher will cover the rest. Individuals must find housing that accepts Section 8 vouchers and meets program requirements, including a physical inspection. Once housing is secured, Has will pay the rent directly to the landlord.
Your PHA will calculate the maximum voucher amount. The maximum amount is usually the 30% of a family's monthly adjusted income minus the payment standard OR 30% of monthly adjusted income minus the rent payment, whichever is less.
