such an amazing site!! I love PDFfiller.com!! it makes editing forms so simple and easy! I would have rated 5 stars but I have a difficult time using it on mobile devices.. other than that it is the #1 tool I go to when I have to edit or even FIND a document using the search tool! when I finish a document I can send via TEXT, eMail, Fax, WhatsApp and so many more!! or I can just print or save for later. What do you like best?
The ablitiy to be able to edit documents in PDF format is great. Saving time. When we are bidding on a job i can use the form provided to us from the client. Very easy to use and has worked well ever time I have neede it. Another great feature is that the PDF filler is auto saved in your online profile... so you can take the documents with you.
What do you dislike?
some times when you go to open the PDF from my email directly... it does not up load... so then I have to down load the pdf on to my computure, open PDF fill web app then upload file..... not sure why it does this but it has happened more often lately than it did before.
Recommendations to others considering the product:
It would be great if the filler could be able to authenticate docuements, a big one for us is Bonding, When we submit a bond they require an e-bonding ( look it up) the ebond authenicates the signatures from 3 different parties and leave a digital paper trail that can be confrimed by the client. We recently had to do this and the one website mobile bonds.com has an interface that is not user freindly for set up... and we had to spend countless time with the tech on the phone for the first few bonds. If the filler is able to do this that would be great.

Allowing us to make our bid proposals look great, avoid hand writing in documents, setting us apart from the rest. we also can share the file with my staff making it even better

Only ever used Adobe in the past. Found this affordable option. It is fantastic. User friendly and effective app. I applied for a rental with a heap of forms to fill out and now our family are living in it. I accidentally signed the 1year subscription. Advised that I only wanted to use it during the trial period for a purpose and happy to pay for one month. They communication was quick and on point. They summarised and actioned exactly what I requested. Only charged me $30 for the month and cancelled my future subscription. I would happily use this again. Thank you.

The signatures needed in a real estate deed can vary by state, type of deed, and circumstances. In all fifty states, a deed must be signed and acknowledged by the granter. Additional signatures may also be required, such as a grantee's signature, witnesses, a notary public, and the document preparer.
To record a deed yourself you need only to take the deed to the appropriate recording office in your area. The recorder will then index and transcribe the deed in the public records, and it will be available for anyone to see. Constructive notice is said to be given once the deed is recorded.
In the United States, the (recorder) of deeds is often an elected county office and is called the county recorder. In some U.S. states, the functions of a recorder of deeds are a responsibility of the county clerk (or the county's clerk of court), and the official may be called a clerk-recorder or recorder-clerk.
When you buy a home, it is usually the job of your title or escrow agent to file your original deed the document showing that you legally own the property in the appropriate government office in your county. This is called recording your deed. Title agents commit errors, lose deeds, and even go out of business.
The recording fee for a deed might be $12 in one county and then $15 in another. Some agencies charge by the size of the document. For instance, a land record instrument might have a $60 fee for the first page, then $5 per page after that.
An owner legally transfers his property to another person on an instrument known as a deed. However, failure to record a deed may cause problems for the new owner. For example, the lack of an official deed will make it nearly impossible to sell the property again or refinance a mortgage.
When you get the deed, you should record it with the county recorder in the county where the property is located. The purpose of recording the deed is to give “notice to the world” that you now have an ownership interest in that particular piece of real property. Recording also tracks the chronological chain of title.
The document indicates who owns the property and usually who granted the deed to the current owner. Recording deeds is a system of recording legal instruments at the Recorder of Deeds. The Recorder of Deeds is a local government office which maintains records and documents relating to real estate ownership.
