I received some paperwork that needed to be signed and sent back to sender in a timely manner. PDFfiller was the only way I could do this. I had no access to a printer or fax machine. I'm trying to learn all of the use of the PDFfiller. I am currently trying to learn how to download some of my saved papers and sign them, then send them out. I forgot how I did it yesterday.

I've had problems expanding boxes to fit text in. Customer support sent a YouTube video and that was some help and fixed one box, but then I had problems with a second box and just didn't have the time to keep trying to fix the problem. After a few attempts I was able to fix the problem, and now I am very impressed with the program.

File an Affidavit of Death form, an original certified death certificate, executor approval for the transfer, a Preliminary Change of Ownership Report form and a transfer tax affidavit. All signed forms should be notarized. Pay all applicable fees to get the title deed, which is the official notice of ownership.
Check the deed to see if there is another owner. Obtain a petition for probate. Complete the petition. File the petition with the court clerk. Understand that it is not necessary to record a deed to change title of real property after it is probated. Go to the county tax assessor's office to file forms.

If the deceased was sole owner, or co-owned the property without right of survivorship, title passes according to his will. Whoever the will names as the beneficiary to the house inherits it, which requires filing a new deed confirming her title. If the deceased died intestate -- without a will -- state law takes over.
Discuss the terms of the deed with the new owners. Hire a real estate attorney to prepare the deed. Review the deed. Sign the deed in front of a notary public, with witnesses present. File the deed on public record.
A revocable TOD deed does not avoid the owner's creditors. Creditors may seek collection against the designated beneficiaries as to secured and unsecured obligations of the original owner.
First, find the deed that transferred the property to the deceased owner. The deed, which may be titled a quitclaim, grant, joint tenancy, or warranty deed, should state how the deceased person, and any co-owners, held title to the property. That will determine how the property can be transferred.
