Makes My Job Easy I use PDFfiller to create contracts and purchase orders. For contracts, I typically input data into Excel, and then use PDFfiller to create the finished contract from my Excel data. For purchase orders, I use PDFfiller to edit document information, highlight items, and sign the document. This saves me the hassle of having to print out documents, edit them by hand, and then scan/fax them. Very happy with PDFfiller, as it most certainly makes my job easier. PDFfiller has all the features that I need for my documents: adding a logo, highlighting, and drawing. I also think that it's great how you can seamlessly use Excel data to fill out forms automatically. This is especially helpful when creating contracts. The price is a little steep for what I see as somewhat of a basic software concept; however, it's worth it in my opinion. There is also a decent learning curve, but once you get the hang of all features, you can automate things and fill out your PDFs very quickly.

definitely easy to use. however some date fields do not have the "calendar" option, so you are forced to manually enter the date. That could be made easier.

Pest damage, low appraisals, claims to title, and defects in the home inspection may slow down closing. There may be cases where the buyer or seller may get cold feet or financing may fall through. Other issues that can delay closing include homes in high-risk areas or insurability.
If the buyer is unable to close on time, he or she may be required to pay the seller's mortgage on a prorated basis until closing. If the seller is responsible for the delay, he or she may have to pay for the buyer's unanticipated living costs until closing. ... The seller may be willing to make repairs before closing.
However, if a document is missing from the file such as a preliminary title report or a seller's condition of sale, the closing may be delayed. Most federally related mortgage loans can close within 30 days.
A lot can go wrong. And when something does, a mortgage loan closing date can be pushed back, even when a home's seller and buyer both agreed on a specific date. Don't panic if this happens. Most problems can be resolved, and the buyer and seller can pick a new -- hopefully more permanent -- closing date.

It could be as short as a 60-day delay while a new buyer is found or as long as several years if a new buyer cannot be secured. There are tons of reasons why a mortgage is denied after a pre-approval is issued, but none make the delay in closing any easier for a seller.
Although failure to close by the seller on the specified contract date might result in breach of contract, a buyer must be able to prove actual damages before a court will award monetary compensation.
Buyers often agree to give the sellers a week to 10 days after closing to vacate the property completely. When that isn't possible, both parties might compromise, and either one or the other uses a garage or storage building located on the property to store household items for a few days after closing.
