I couldn't seem to find any document editors that were actually worth using, until i came across PDF FIler! This website seriously helps you find, and even file any document you may need in every aspect of your busy busy life! Instead of going to the local courthouse I simply log-in and search for the document in their huge PDF library they have everything from Affadavits- Tax documents they are probably the one and only website that lets you file your taxes right away and will even let you send documents for esignatures as an added bonus! I recommend this website to anyone in the business, law, or accounting, business it is the best!!!

What is a model lease?
Owners are required to use the HUD model lease which includes terms normally covered by leases used in the housing rental industry plus terms required by HUD for the program under which the project was built and/or the program providing rental assistance to the tenants.
How do you account for leased assets?
Initial decoration. Calculate the present value of all lease payments. This will be the recorded cost of the asset. Lease payments. Depreciation. Disposal.
How do I account for leased equipment?
The equipment account is debited by the present value of the minimum lease payments and the lease liability account is the difference between the value of the equipment and cash paid at the beginning of the year. Depreciation expense must be recorded for the equipment that is leased.
Where does lease equipment go on the balance sheet?
The leased equipment is not shown as an asset on the company's balance sheet. This is always viewed as a “true lease” by the IRS, and the company (the lessee) cannot take the tax benefits of ownership.
Is equipment lease an expense?
The lessee records the leased right as an item of property, plant, and equipment, which is then depreciated over its useful life to the lessee. Short-term leases are known as operating leases. Rent is simply recorded as rent expense as incurred and the underlying asset is not reported on the books of the lessee.
How do you capitalize leased equipment?
The lessee automatically gains ownership of the asset at the end of the lease. The lessee can buy the asset at a bargain price at the end of the lease. The lease runs for 75% or more of the asset's useful life.
How does lessor account for capital lease?
Lessor Accounting Under a capital lease, the lessor credits owned assets and debits a lease receivable account for the present value of the rents (an asset, which is broken out between current and long-term, the latter being the present value of rents due more than 12 months in the future).
How are capital leases recorded on balance sheet?
The liability component is reported in the liabilities section of the balance sheet as a “capital lease” line item. The amount is equal to the discounted present value of the lease payments over the lease term plus any interest accrued between the previous lease payment and the balance sheet date.
