Landlords must give tenants a minimum of seven days' notice before completing a rental inspection. Visit your state's residential tenancy authority website or speak with your property manager to obtain an entry notice form. Generally landlords should provide a specific time for the rental inspection.
A landlord is not required to be present physically or otherwise do a walk through. A landlord also cannot sue you for “ordinary wear and tear".
A landlord must give the tenant at least 48 hours' written notice of the inspection for a time that is mutually convenient for all parties. If agreed, the landlord and tenant can waive the 48-hour requirement. The tenant can request to be present during the inspection.
Most states have a statutory deadline for how long a landlord has to give you back your security deposit after you move out. In California, for example, a landlord has up to 21 days to refund your full security deposit, fewer deductions for specified damages.
Your Social Security number and driver's license number. Bank account numbers, copies of bank statements, and/or recent pay stubs may be considered proof of income. You may be asked about your source of income, like what you do for a living. In California, all verifiable sources of income must be considered the same.
