What do you like best?
As a Realtor, my whole business is based on electronic documentation. PDF filler is kind of named poorly, because it really is a PDF editor. It allows you to easily change almost anything on a pdf document...across both desktop and mobile platforms. It simply works as you'd expect it to...every time. I use it practically every day.
What do you dislike?
I wish there were better tools for generating lines (how about a toggle into and out of orthagonal for a line?) It should allow deeper zooming with a thumbnail view showing where you are in the overall document. I like my pdfs to look perfect and sometimes these limit me in that goal.
What problems are you solving with the product? What benefits have you realized?
A Realtor literally lives or dies on his/her electronic documentation. This tool lets me master the changes that inevitably occur with documents. I use it every day.

In California, GCs must file a mechanics lien within 90 days from the completion of the project as a whole. However, if a notice of completion or cessation was filed, the deadline is shortened to 60 days from the date such notice was filed.
Under California law, a contractor must file a lawsuit to foreclose on a mechanic's lien within ninety (90) days after it was recorded. When a contractor does not timely file a foreclosure lawsuit, the lien becomes null and void.
If it's for a property tax lien, gather tax assessment history to challenge the amount of taxes that you owe. Contact the agent representing the creditor to dispute the amount of the claim. A lien doesn't happen overnight. A creditor must properly notify you of a lien action and give you time to offer a rebuttal.
Mechanic's liens are legal documents that essentially reserve the rights of the filer to seek unpaid compensation. They are usually filed by contractors, subcontractors, or suppliers that never received payment for work that they performed or materials that they provided on the property.
When you file a mechanics lien, the document is actually recorded with land records and appears on a title search of the property. Anyone who buys or accepts the property after the recording of your lien claim (and sometimes, in some states even before the recording), accepts it subject to the claim.
Mechanic's liens are available to almost anyone who contributes labor, services, or materials to a real estate improvement project. A mechanic's lien must be recorded at a corresponding local or state office in the county in which the project is located to which the labor or supplies were provided.
Are California lien waivers required to be notarized? No, there is nothing in the California law that suggests that lien waivers must be notarized in order to be deemed valid and enforceable. Lien waivers in California are regulated by the CA Civil Code §8132-8138.
Georgia lien waivers must be given under hand and seal and witnessed, but there is no specific requirement for notarization. Note, however, that if a Notice of Nonpayment is required after a lien waiver has been signed and delivered, the Notice of Nonpayment does require notarization.
Colorado does not require lien waivers to be notarized in order to be effective.
