EXCELLENT Customer Service
I requested a refund on my annual subscription after it had been taken out of my account. I explained that I don't use the software, and did not need to have my subscription renewed. Amazing customer support
I had to contact customer support because I, out of my own negligence, got charged for one of their products. They were extrememly helpful and resolved the issue, even though they had no reason to do so (except sympathy). Extremely nice customer support. Definitely recommend.

What do you like best?
Ability to edit pdf files and general ease of use
What do you dislike?
Limitations on how many files I can upload and the fact that it opens the files immediately, If I want to merge a newly uploaded files with previously saved files on my dashboard, it creates some unnecessary steps.
What problems are you solving with the product? What benefits have you realized?
Not really any problems - just a few areas the program feels clunky.

Does a Lady Bird deed supersede a will?
A properly written, signed and filed Enhanced Life Estate Deed does supersede the terms of the owner's Will, so long as the granter has not exercised the retained right to reclaim ownership while living. Further, under the Deed title to the property passes to the grantee without needing to go through probate.
Does a Lady Bird deed have to be recorded?
The benefits of a Lady Bird deed After the owner's death, the default beneficiary only has to record the death certificate and file a Property Transfer Affidavit with the local assessor.
Does a ladybird deed override a will?
The Will is overcome by the Deed. Further, under the Deed title to the property passes to the grantee without needing to go through probate. However, if the granter during life exercises the retained right to reclaim ownership then the Lady Bird deed is canceled.
Do I need a Lady Bird deed?
Once the owner dies, the property is transferred automatically to new owners without the need for probate. As discussed in How to Avoid Probate of Real Estate, a lady bird deed is one of only two deed forms that avoid probate at death without sacrificing control during life.
How much does a ladybird deed cost?
Creating a lady bird deed is very inexpensive. In fact, the approximate do-it-yourself cost is only $30. Professional assistance is also very affordable, and on average, costs between $200 and $400. This includes drafting the deed and filing it with the local register of deeds.
Can you record a deed after someone dies?
So long as the quitclaim deed is valid (properly notarized, etc.) it can be recorded even after the granter's death, so property owned by the deceased which has been deeded in that quitclaim deed should not need to pass through probate.
What states allow Lady Bird deeds?
Lady bird deeds are available in only five states: Florida, Texas, Michigan, Vermont, and West Virginia.
