Landlords must give tenants a minimum of seven days' notice before completing a rental inspection. Visit your state's residential tenancy authority website or speak with your property manager to obtain an entry notice form. Generally landlords should provide a specific time for the rental inspection.
For a basic inspection, landlords need to check under sinks, check the smoke detectors, replace furnace filters, look for obvious signs of damage and verify that the unit is being used appropriately.
When it comes to inspections, many tenants feel as though if they do one thing wrong they'll be out on the street. And while some landlords may be stricter than others, they also want a steady tenant. It's in their best interests to keep you around. An inspection isn't a test — you don't pass or fail.
Bring all the essentials. Verify final repairs. Check for all items included in the sale. Open windows and doors. Carefully inspect the bathrooms. Review the condition of the kitchen, too. Test all the appliances. Try out the heating and air conditioning.
A walk-through gives the buyer time to inspect the property before closing to ensure it's in the same condition as it was when they made an offer. If repairs or replacements were part of the contract, it's also a time to check the repairs and replacements are to your specifications.
Purchase the Right Supplies. To clean most efficiently make sure you have plenty cleaning supplies and equipment. Give All Rooms a Once Over. Start by giving the entire place a once over. Tackle the Kitchen. Move on to the Bedroom. Clean the Bathroom. Clear Out the Garage or Storage Space.
Electric. Go around and flip all the light switches on and off to make sure that they're working properly. Smoke and carbon monoxide detectors. Heating and cooling. Windows. Doors. Walls and ceilings. Flooring. General condition of the unit.
The RTA protects the security deposit from deductions for normal wear and tear by requiring landlords to complete move-in and move-out inspection reports. These reports allow the landlord and tenant to determine whether there are repairs or extra cleaning needed.
Get everyone to help. Arrange a time of day for everyone who lives in the place to be in. Check your rental agreement. You sign a contract when you first move in agreeing to keep the place in good order. Keep the numbers down. Create temporary storage. Ask for a reprieve.
Ask your landlord to conduct a walk-through Before moving out, ask your landlord if they can do a quick walk-through of your home with you. This way your landlord can point out what does and does not need repairs and cleaning before you move out.
Timing and Scheduling a Move Out Inspection The exact time when this inspection can take place will vary depending on your state laws. In some states, the inspection must take place on the date of the tenant's move out or two to three days after.
One is that there is no upside for a landlord in conducting a final walk-through with a tenant. Only bad outcomes can occur. Namely, the tenant is going to want you to affirm or state that everything looks ok and that they'll get all of their deposit back.
A landlord is not required to be present physically or otherwise do a walk through. A landlord also cannot sue you for “ordinary wear and tear".
