Only downside is not having an autosave when working on a PDF and after being distracted by other people returning to the PDF to find you need to restart.

PDFfiller was easy to use and the electronic signature feature was great. When I had a small issue customer service responded quickly and solved the problem right away.

This has been a very pleasant surprise as I am a avid &somewhat devoted Adobe Acrobat user &didn't think that there existed any other app that could even come anyway close in performance, features &value to what has long been the industry standard for me...They created PDF file format..but PDFfiller has made working with them much more user-friendly &intuitive. Using the two in tandem has been both very eye-Opening ,&productive!!!

So far, I like it.
If this app does as it looks so far, I can cancel 2 subscriptions for a pdf editor and digital signature app. This will consolidate our work into 1 location. I'm still learning the app but so far, I like it.

I apparently came to your website…
I apparently came to your website around a month ago for some reason. I do not remember why... But, for whatever reason, I signed up for a 30 day free trial and gave you my CC number. I rarely ever do something like this... either way, I noticed the charge on my debit card statement over the weekend and this morning addressed it with Thomas from Customer Service. I was a little frustrated by it, he calmly read my chat message and assured me he would take care of it. Within minutes I received an email cancelling the subscription and refunding my money. Thomas was curteous, professional, quick, and thorough. This is the kind of customer service I WISH all companies had. Especially technical type companies where you rarely get to speak with a human or a person that you can understand. Thank you for hiring people like Thomas. When a valid deed is recorded what does this do?
Although recording statutes vary between U.S. states, they virtually all require that an interest in real property be formally recorded in the appropriate county office in order to be valid. The purchaser (or transferee) named on the last deed of record is recognized as the legal title owner of that parcel of property.
What happens when a deed is recorded?
An owner legally transfers his property to another person on an instrument known as a deed. At the time of transfer, the owner usually records the deed by filing it in the land records of the property's county, but it is not required for it to legally transfer title to the new owner.
What does it mean when a deed is recorded?
When you buy a home, it is usually the job of your title or escrow agent to file your original deed the document showing that you legally own the property in the appropriate government office in your county. This is called recording your deed. Title agents commit errors, lose deeds, and even go out of business.
Is a deed valid if not recorded?
THE PURPOSE OF RECORDING LAWS. In a few states, an unrecorded deed is invalid unless it is recorded. But in most states, an unrecorded deed is valid only between the granter and the grantee. When a deed is unrecorded, it does not give constructive notice to the world of its contents.
Is a deed effective when signed or recorded?
Contrary to normal expectations, the Deed DOES NOT have to be recorded to be effective or to show delivery, and because of that, the Deed DOES NOT have to be signed in front of a Notary Public. However, if you plan to record it, then it does have to be notarized as that is a County Recorder requirement.
Who is responsible for recording a deed?
In the United States, the (recorder) of deeds is often an elected county office and is called the county recorder. In some U.S. states, the functions of a recorder of deeds are a responsibility of the county clerk (or the county's clerk of court), and the official may be called a clerk-recorder or recorder-clerk.
Do deeds have to be recorded to be valid?
Although generally a deed does not have to be recorded to be a valid conveyance, there are practical reasons for recording a deed. Deeds usually do not take effect as to creditors and subsequent purchasers without notice until the instrument is recorded. The deed also must be accepted by the grantee.
What happens if you don't record a deed?
An owner legally transfers his property to another person on an instrument known as a deed. However, failure to record a deed may cause problems for the new owner. For example, the lack of an official deed will make it nearly impossible to sell the property again or refinance a mortgage.
