What do you like best?

A lease is a contract between the owner and tenant that explains the terms for residing in the unit. Owners and tenants alike should be familiar with the provisions of the lease (when relevant, the applicable HUD model lease) so they can better understand their responsibilities under the lease.

Housing and Urban Development, or HUD housing, is also known as project based Section 8. HUD housing is multifamily complexes that are privately owned and subsidized by the federal government. HUD inspections occur regularly to ensure housing quality and tenant income must be certified annually.
Overall, HUD requires landlords to provide CV tenants with “decent, safe, and sanitary housing.” More specifically, CV apartments must have a kitchen, living area and bathroom. Each room must meet HUD requirements regarding the number of electrical outlets, smoke detectors and other features.
HUD provides no guidance on the issue of firearms in Public Housing, relying on Public Housing Agencies (Has) to follow state and local requirements. At the same time, residents are allowed to lawfully keep firearms in their rental units and transport them appropriately when taken out of the home.
While HUD may not care if you break a lease, you can bet the tenant will. If they don't leave, the only way to get them out is to file to evict them. Unless they have done something to violate the lease, you won't be able to. A judge won't evict them if they haven't violated the lease.
