Comprehensive Guide to Completing the OH-019-77 Transfer on Death Designation Affidavit

How to fill out a OH-019-77 form?

To fill out the OH-019-77 form, begin by providing the current owner details and a clear property description. Next, designate your primary beneficiary and any alternative beneficiaries. Ensure that the document is signed in the presence of a witness and is properly notarized.

Understanding the Transfer on Death Designation Affidavit

The Transfer on Death Designation Affidavit (TOD) is a legal document that allows property owners in Ohio to designate beneficiaries who will receive their property upon their death. This affidavit provides a streamlined process for transferring ownership outside of probate, thus saving time and costs associated with traditional estate processes. It is crucial to understand how this differs from traditional wills, which often require lengthy probate proceedings.
  • It serves to designate beneficiaries directly on the property title, ensuring automatic transfer after death.
  • The TOD simplifies the transfer process, making it easier for property owners to manage their assets.
  • Unlike traditional wills that may go through probate, a TOD is effective immediately upon the owner's passing, bypassing this step.
