Two main issues I have with PDF: 1) not being able to change the names on the forms, 2) easily finding a form to download to My Forms (referring to Acord forms mainly, you would think your company would have a direct link to Acord forms draw from)

Yes. A Texas lien waiver must be signed and notarized. Texas is just one of three states with this requirement. Failure to notarize a lien waiver will invalidate it.
Fill out your lien form with complete, accurate details. Bring your Affidavit of Lien to the county recorder's office in the county where the property is located, and pay the lien recording fee. After recording a Texas mechanics lien, claimants must provide notice to the property owner and GC within 5 days of filing.
Information to include on a California Mechanics Lien Form The lien claim amount. Name of the property owner. Description of the work or materials you provided. Your hiring party's information. Property description. Identify yourself (name & address) Include the warning statement. Sign & verify your California lien claim.
If a lien is filed on your property and you believe the lien is wrongful, you, the property owner have a right to contest the lien. In some cases, you may be able to file a summary motion to remove a lien. This is a lawsuit filed in district court that will allow the almost immediate removal of the lien.
Court Petition to Release the Property Lien If the lien claimant doesn't remove the invalid lien, and the time has expired to record the mechanics lien and take action to foreclose, you may petition the court for a decree to release the property from the lien.
Mechanics liens expire unless you file a lawsuit to enforce your Lien within 90 days of when the lien was recorded. Just recording a lien does not get you paid, if you do not sue to collect on it in 90 days. This is known as “perfecting” your lien.
A Pennsylvania mechanics' lien places a hold on the title to property. A mechanics' lien appears on any title search of the property. If an owner wants to sell the property at some point in the future, a title search will immediately alert a buyer to the lien claim.
Step by Step Instructions Ask the claimant to release the lien. Obtain a certified copy of the lien. Copy and assemble the documents. File your documents, pay filing fee, and ask clerk for hearing date. Have the Petition and other documents served.
A contractor has until the 15th of the third (and sometimes fourth) month after they have finished the work to file their Mechanic's Lien Affidavit. This means there could be a 90-120 day window where only the contractor and the property owner know that there is a debt owed to the contractor.

How to put a lien on someone's property Fill out Abstract of Judgment. Abstract of Judgment Civil and Small Claims (form EJ-001) Get Abstract certified and pay fee. Bring the Abstract of Judgment to the civil court clerk. Make copies. Make a copy of each issued Abstract. Record the Abstract.
