It is great to be able to find government forms I need for my business and able to complete them in such a short time! Going through other services, this proves to be costly (especially at tax time) and the yearly fee I pay is minimal and well worth it!

Contract for Deed Lenders request a 10%- 20% down payment, a higher interest rate and usually a five-year balloon clause.
A contract for deed, also known as a “bond for deed,” “land contract,” or “installment land contract,” is a transaction in which the seller finances the sale of his or her own property. In a contract for deed sale, the buyer agrees to pay the purchase price of the property in monthly installments.
One disadvantage of a contract for deed to the seller is that clearing the title may take time and money if the buyer defaults on the contract, according to Real Town. In addition, the seller can immediately foreclose on the property if the buyer defaults, and the buyer has no recourse against the seller.
Contracts for deed also places some risk on the seller. If the buyer defaults, the seller will have to take action and may end up taking back the land. Recording. The buyer must record the contract for deed with the county recorder where the land is located within four months after the contract is signed.
Under a Contract for Deed, the buyer makes regular payments to the seller until the amount owed is paid in full or the buyer finds another means to pay off the balance. The seller retains legal title to the property until the balance is paid. The buyer gets legal title to the property once the final payment is made.
The interest rate on a contract for deed loan is typically 3% — 6% higher than the rate on regular mortgage. A higher interest rate means a higher monthly mortgage payment plus you are also responsible for property taxes and insurance even though you do not own the property.
Under a Contract for Deed, the buyer makes regular payments to the seller until the amount owed is paid in full or the buyer finds another means to pay off the balance. Interest rates on a Contract for Deed are not regulated, so they can be as high or as low as the buyer and seller can agree on.
On a land contract, the buyer is responsible for property taxes, insurance and mortgage interest, although these will usually be paid through the seller. However, the buyer does get to deduct them from his or her taxes. The seller cannot.
