What do you like best?
The ability to edit practically any document, within reason. As a Finance professional, it's much easier to add a JPEG of a signature to hundred of checks rather than signing them by hand. My carpal-tunnel free wrists thank you!

Having a deed restriction removed is usually difficult according to Realtor.com, but can be done. The county courthouse where the property is located will have a copy of the restrictions or covenants for your address.
Generally speaking, deed restrictions do not expire unless there is a specified, written expiration date. If there is a specific expiration date, it is possible for an HOA to vote to extend the time limit on the restriction.
Homebuyers need to be aware of a term called deed restrictions. Deed restrictions are rules or regulations that pertain to your new home or the plot of land it resides on. Most common deed restrictions are permanent and are not up for negotiation.
A deed restriction is considered a legally binding contract and once you signed the paperwork to close on the house, you agreed to be bound by it.
To summarize for those who are unfamiliar with the Marketable Record Title Act, MRT provides that covenants, including HOA covenants, expire 30 years from a date called the root of title, unless they are preserved within that time. It is not as if the declaration of covenants simply disappears every 30 years.
You will have to obtain consent from any person with a right to enforce the deed restrictions before you can actually remove the restrictions. For example, if your deed restriction applies to or benefits one or more of your neighbors, you will need that neighbor's permission before you can remove restrictions.
If it is not enforceable then an application can be made to the Land Registry to remove the covenant from the deeds. If it is, it may be possible to negotiate with the party that has the benefit of the covenant to remove by entering into a Deed of Release.
