Two main issues I have with PDF: 1) not being able to change the names on the forms, 2) easily finding a form to download to My Forms (referring to Acord forms mainly, you would think your company would have a direct link to Acord forms draw from)

Deed Preparation This fee is for drafting the document that conveys the property from the seller to the buyer and states the warranties and rights that the seller is granting the buyer. In most closings, I find that the seller pays this fee, at closing.
Whoever has their name on the deed is the rightful owner of the home, so it's one of the most important documents in buying or selling a home. The seller typically prepares the real estate deed, usually with the help of a title company or an attorney to ensure the property transfers successfully.

How to Record a Deed. Generally, a real estate deed is recorded in the county where the property is located. In most counties, the recorder, clerk, or register of deeds is responsible for maintaining land records.
The real estate deed is the document used to transfer property. It includes the names of the current owners and the new owners, and it also includes a description of the property. The seller's signature on the deed indicates his intent to transfer title to the buyer.
Rates vary by state and law office but typically fall in the range of $200 to $400 per hour. Title companies routinely prepare quitclaim deeds in many states. Fees for title companies vary, but a market scan shows an average of $100 to $200 for a simple quitclaim deed.
On average closing costs run between 2%-5% of the purchase price. However, the buyer is not the only party that must pay fees at closing. Sellers must pay for both their real estate agent's, and the buyers' agent's commission that is typically 6% of the sales price.
The Seller generally will pay: Real estate agent's commission; Escrow fee, one half; Any loan fees required by Buyer's lender per contract; All loans in Seller's name (unless existing loan balance is being assumed by Buyer);
In just about every state, the buyer must pay for title insurance expenses related to their loan with their lender. In some states, the seller pays for the owner's title insurance policy as a seller closing cost. In other states, the buyer pays for the owner's title insurance policy as a buyer closing cost.
Alex, typically the seller pays for the owners title insurance policy and the buyer pays for the lenders title policy if they have financing to purchase to property. This is because the seller is proving the buyer that the title is “free and clear” and the buyer is doing the same for the lender.
