P = regular periodic payment. A = amount borrowed. I = periodic interest rate. N = total number of repayment periods.
The rate argument is the interest rate per period for the loan. For example, in this formula the 17% annual interest rate is divided by 12, the number of months in a year. The PER argument of 2×12 is the total number of payment periods for the loan. The PV or present value argument is 5400.
Use the IMT function to show the amount of each payment that goes to interest. Subtract the interest amount from the total payment to calculate how much principal you paid in that month. Subtract the principal you paid from your loan balance to arrive at your new loan balance.
If you only have an annual interest rate, divide it by 12 to get the monthly rate, since there are 12 months in a year. Then, N will be the number of months you will take to pay off the loan. Divide N by 12 to get the number of years needed to make payments before the loan is paid off.
The loan payment calculation for an interest-only loan is easier. Multiply the amount you borrow by the annual interest rate. Then divide by the number of payments per year. There are other ways to arrive at that same result.
