It worked very well to get the 1099's printed for our wards. I am testing it with other things. Anxious to learn how to edit forms I had created when I had access to Adobe photo shop.

This program is a wonderful tool for those in need of completing documents with step by step instructions & returning later if need be. I appreciate those who assist with making this free program. It is a real Blessing also to those such as myself who cannot afford an attorney with knowing that forms are up to date & accurate. Thank you

Below is a list of the most common customer questions. If you can’t find an answer to your question, please don’t hesitate to reach out to us.
How can a covenant on a deed of restriction be created?
Anyone can put a deed restriction on his property that binds all future owners. Typically, though, deed restrictions are placed on a group of individual properties that have been created as a result of a subdivision. Restrictive covenants cover all the properties in the subdivision.
What is deed restriction?
Deed restrictions are written agreements that restrict, or limit, the use or activities that may take place on property in a subdivision. These restrictions appear in the real property records of the county in which the property is located. They are private agreements and are binding upon every owner in a subdivision.
What is a deed restricted neighborhood?
A deed-restricted community is a neighborhood with a governing homeowner association (HOA) that enforces certain rules and regulations regarding the look of a neighborhood, as well as property uses.
Are deed restrictions binding?
A deed restriction is considered a legally binding contract and once you signed the paperwork to close on the house, you agreed to be bound by it. Some restrictions are minor, such as prohibiting you from having wild jungle animals as pets in the yard, a scenario that most people readily want to avoid.
Are deed restrictions legal?
Sometimes a deed will have provisions in it that will restrict, condition or place limits on how the grantee may use the real estate. Restrictive covenants are often placed in deeds and are legally enforceable promises imposing restrictions on how you can use your property.
How do I get around deed restrictions?
Get a copy of the covenant detailing the deed restriction. You'll need to go to the courthouse or your county clerk's office for this. Read the covenant for details. Contact the governing body. Get consent. Take it to court.
What happens if you break a deed restriction?
What happens if I breach a restrictive covenant? If you own a property and unknowingly (or otherwise) breach a restrictive covenant then you could be forced to undo any offending work (such as having to pull down an extension), pay a fee (often running into thousands of pounds) or even face legal action.
Do deed restrictions last forever?
Generally speaking, deed restrictions do not expire unless there is a specified, written expiration date. If there is a specific expiration date, it is possible for an HOA to vote to extend the time limit on the restriction.
