Install rooftop solar. Purchase an ENERGY STAR HVAC system and appliances. Use other energy efficient products (bulbs, power strips, low-flow shower heads) Weatherize and insulate your home. Think about energy savings daily and adjust your routines.
When a person or legal entity, such as a utility, has the right to use part of another's land without owning it, that is an easement. Easements for driveways, roads and sidewalks over a neighbor's property, for example, are very common. However, underground easements for water and sewer lines are a different matter.
Utility easements are areas of land that are privately owned but can be used by utility companies for utility poles or underground lines. Easements exist to keep utility costs down for all members of the community.
A utility easement is an easement that allows a utility the right to use and access specific area of another's property for laying gas, electric, water, and sewer lines. A utility easement is attached to the property deed so that it passes on even when the property is transferred or sold.
The short answer is the owner of the easement is responsible for maintaining the easement.
Homeowners and Easements All types of utility companies are granted easements on the lands over or under which their lines run. Your electric power company, for example, usually has an easement to use the portion of your land on which its towers and lines sit. However, an easement holder doesn't own the land.
Yes, you can build on a property easement, even a utility easement. The dominant estate owning the easement may need to access the easement. Anything, from a house addition down to fences, shrubs, and children's play sets might need to be removed in this event.
Normally an easement will not prevent you from building over or under it. For example, if there is an access way through your property, you probably will be able to put a sewer under it or a structure over it.
