Am new to PDFfiller so here are some initial comments: 1. an "undo" button would be nice 2. when sharing a document and adding comments/instructions, it would be helpful to have the option to pull up the document to be shared for reference.

Underage college students renting an apartment off-campus may have their parents sign the rental agreement and even pay their rent.
Normally, if you are under 18 you can't sign (enter into) a CONTRACT. ... Landlords are often reluctant to rent to young people under 18 but legally, you are allowed to enter into a contract (lease) to rent an apartment or house.
Unless you are emancipated, you are not legally allowed to enter into a contract, and a lease is a contract. ... Search emancipation in your state to determine the rules. Another way to legally rent an apartment at 17 is if you are in the military or married. Some states also consider you an adult if you have a child.

As mentioned earlier minors are not considered tenants and do not have to be on the lease. They can be listed as occupants if state laws allow but cannot sign the lease. All tenants above the age of 18 need to sign the lease. Every tenant who signs is legally responsible for terms and rules on the lease, including the full rent amount. If you're renting to a couple, make sure both partners sign.
To rent an apartment, you must be at least 18 years old. Otherwise, someone else with an age of 18 or older, like an adult parent or legal guardian, could legally sign a rental contract including the names of minors with date of birth.

If you're renting to a family, then children (under 18 years of age) do not need to sign the lease. If you're renting to a minor, then you'll want to check your state laws. Most states require that a co-signer (typically a parent or guardian) also needs to sign the lease.
