Found out about this on Google; did not want to pay to get Adobe Acrobat! It's easy to use to input text, and then after I figured out I had to register for$/month etc. I could Print and Save As. Wonderful Resource, thank you.

I like the program It is not too complicated. The monthly fee is a bit too high I am not certain that I will be able to keep it past the free trial period. $20 per month is way off the mark; unless you have lots of cash flow. Just seems like $6-$8 per month would be more in line with the value of the product.

The document must be clearly titled as a “GRANT DEED.” That title identifies the promises, called covenants, that the granter is giving to the grantee. Complete the address block. Start with the name of the person who will be taking the document to the Recorder's office. Identify the granters.
Although a properly completed and notarized deed is valid between the granter and grantee, all states require you to record a property deed. Recording allows interested parties to search public records and discern property ownership.
THE PURPOSE OF RECORDING LAWS. In a few states, an unrecorded deed is invalid unless it is recorded. But in most states, an unrecorded deed is valid only between the granter and the grantee. When a deed is unrecorded, it does not give constructive notice to the world of its contents.
California does not require that a grant deed be recorded to be effective. However, virtually all grant deeds are in fact recorded. Recording offers the grantee protection from any later transfer of the same property.
Contrary to normal expectations, the Deed DOES NOT have to be recorded to be effective or to show delivery, and because of that, the Deed DOES NOT have to be signed in front of a Notary Public. However, if you plan to record it, then it does have to be notarized as that is a County Recorder requirement.
Although recording statutes vary between U.S. states, they virtually all require that an interest in real property be formally recorded in the appropriate county office in order to be valid. The purchaser (or transferee) named on the last deed of record is recognized as the legal title owner of that parcel of property.
