Fantastic customer service
For some reason I needed this and only once. I got the free trial and then forgot all about it until $115.00 was collected from my account, shock horror. All I can say is you have fantastic customer service, I explained my situation and a refund was issued that same day. Both friendly and speedy. Ace by name and by character, much appreciated. 1 star deducted as I would have liked a reminder email when the free trial was coming to an end.

Excellent customer service and supportI recently needed to contact them for an issue I had and was helped by Shannen. Such a great company
Such a great company. I will use PDFfiller in the future. My company overlooked our Subscription yearly fee which was our fault. I contacted PDFfiller support, Ryan, and explained our oversight. Without questioning he offered to refund our yearly Subscription, which he did, knowing we made a mistake. We received a confirmation refund email 2 minutes after Ryan connected with me. What must a deed have to be valid?
For a deed to be valid, it must meet the following requirements: The granter must have legal capacity, which means that the granter is of sound mind and lawful again most states, the minimum age is 18. There must be enough information in the deed to identify the grantee with reasonable certainty.
Do deeds have to be recorded to be valid?
Although generally a deed does not have to be recorded to be a valid conveyance, there are practical reasons for recording a deed. Deeds usually do not take effect as to creditors and subsequent purchasers without notice until the instrument is recorded. The deed also must be accepted by the grantee.
What happens if you don't record a deed?
An owner legally transfers his property to another person on an instrument known as a deed. However, failure to record a deed may cause problems for the new owner. For example, the lack of an official deed will make it nearly impossible to sell the property again or refinance a mortgage.
When a valid deed is recorded what does this do?
Although recording statutes vary between U.S. states, they virtually all require that an interest in real property be formally recorded in the appropriate county office in order to be valid. The purchaser (or transferee) named on the last deed of record is recognized as the legal title owner of that parcel of property.
Is a deed effective when signed or recorded?
Contrary to normal expectations, the Deed DOES NOT have to be recorded to be effective or to show delivery, and because of that, the Deed DOES NOT have to be signed in front of a Notary Public. However, if you plan to record it, then it does have to be notarized as that is a County Recorder requirement.
Is a deed valid if not signed?
For a deed to be valid, the granter must sign it. But if she doesn't sign the deed somehow, the deed is void. The grantee doesn't need to sign the deed for it to be valid. Only the granter needs to sign.
Who is required to sign a deed?
All owners of a property must sign the deed this includes spouses in those states that grant the spouse marital or homestead rights. Some states also require witnesses. In some cases, an attorney-in-fact with a power of attorney may sign for the granter.
Who signs the deed at closing?
State laws, such as California's, generally require sellers to sign deeds before a notary public. After a closing, the deed is recorded in the county where the property is located. Typically, the signed deed is given to the buyer after it's recorded.
