It does have a few glitches, but overall, it's a nice product with plenty of good features. The original annual price of $72 was too much for the few times I would use it in the course of a year, but the special rate of $18 was reasonable. If I would use it more, it would be worth it, although I hate subscriptions. We'll see if I use it enough to justify renewing next year.

A little difficult navigating. There is no clear description of what some of the functions are. Would be helpful to maybe add a description as you hover over a button, or at least give a description of what the function does when you click on it.

Automation. We used it along with Zapier and 123Forms to create a prefilled document from a filled form.

ease of use could be a little better The signature feature is wonderful. Tabbing around the form is easy. It makes signing documents very convenient instead of having to print them out and sign and fax or send back. It seems like each time I try to do something new, it costs extra. Example is signatures. Only holds 3 signatures.

Learning how to use pdffiller I'm just learning how to use pdffiller, and it's very easy to pick up. Of course, I've had to ask their tech support for help, and later discovered the answers were simple and in my face! It's all there. Tech support is great. They get back to you asap with very friendly and pertinent info. I especially like the fact that you can create paperless docs and set them up to reuse them as templates. I think it's a great product!

So far everything seems to be working effectively. Only had one inconvenience and that was when I tried printing and I kept getting a black block on the signature panel.

My subscription had expired My subscription had expired. I was trying to reactivate my account with a discount offer that was offered to me before my account had expired. Unfortunately I couldn’t seem to figure this out. I was connected to Katrina using the live chat. She explained to me because my account had expired the offer was no longer available. She did however offer me 25% I accepted what was proposed to me. Yet again I was still having problems figuring out how to get this discount link Katrina had sent me. She eventually emailed the link to me because the computer and myself don’t see eye to eye and I can’t figure out how the thing works sometimes. Katrina was very patient and understanding. She helped me figure out my dilemma. Thank youMathieu

A special warranty deed provides assurance that the property's seller owns the property in question and has not faced any title issues during this ownership. A special warranty deed guarantees that the buyer won't face any legal action or title issues as a result of the actions of the property's previous owner.
Special Warranty Deed Special warranty deeds are often used by builders because they only owned the property for a short period of time during construction and don't want to make promises as to the prior owners.
The best way to protect yourself as a buyer is to buy title insurance when you purchase the property. A special warranty deed provides the buyer with some guarantees about title, but it does not offer complete protection. However, these types of deeds can be acceptable if other protections are put in place.
A statutory warranty deed is different from a warranty deed because it is a shorter form made available through your state's statutes, and it may not outright list the promise that the title is guaranteed to be clear. Instead, because it is a statutory form, this guarantee is implied and is still legally enforceable.
They serve different purposes and are signed by different parties. The warranty deed transfers the property's ownership from the current owner to the new buyer, while the deed of trust ensures the lender has interest in the property in the event a buyer defaults on the loan.
A special warranty deed is a deed to real estate where the seller of the property known as the grantorwarrants only against anything that occurred during their physical ownership. In other words, the granter doesn't guarantee against any defects in clear title that existed before they took possession of the property.
A warranty deed contains a guarantee that the granter has legal title and rights to the real estate. A quitclaim deed offers little to no protection to the grantee. Warranty deeds ensure that the granter has the right to sell the property, and guarantees that there are no liens or encumbrances against the land.
While a general warranty deed guarantees against all encumbrances and claims to title, a limited warranty deed protects only against claims made after the seller obtained title to the property. A limited warranty deed therefore makes no guarantees about anything that occurred before the seller owned the property.
