For pdfFiller’s FAQs

Below is a list of the most common customer questions. If you can’t find an answer to your question, please don’t hesitate to reach out to us.
A landlord cannot raise rent immediately after the lease is signed. They must wait until that lease ends. If a tenant signs a one-year lease than after 11 months a landlord typically will issue a rent renewal letter. At that moment the landlord will inform the tenant that the rent will be increasing.
No Cooling Off Period Unless such a condition is explicitly stated in the lease or there is a rare jurisdictional law that requires a cooling period, your lease is binding the second you sign your name. The landlord has the right to decide whether to mutually agree to terminate the lease or to hold you to the terms.
We do not provide new leases as state law is very clear that the management company or owner listed on the lease can be changed by proper notice and does not change or modify the terms and conditions of the lease. A slip of paper at the door may not satisfy your state mandatory requirement for proper notice.
Management entails making sure the property is kept up and the tenants pay their rent on time. ... When a property owner changes management companies, it does not allow a tenant to break his lease, except in special cases.
A landlord and a tenant may also agree to extend the tenancy by signing a new lease agreement. The landlord can change the terms of the lease and increase the rent. If the tenant agrees to the new terms, the new lease governs the tenancy.
The landlord can't arbitrarily make up new rules and force you to live by them. That doesn't mean, though, that you and your landlord don't have any options. If you and your landlord both agree, you can alter your lease at any time. Neither of you can make the change alone, however.
You're a landlord who wants to make specific changes to an existing lease. You're a tenant, and you would like to propose certain lease changes to your landlord. You and your tenant have discussed changes to your current lease, and you'd like to formalize the agreement.
Once your lease is signed, there should be 30 days until the new tenants move into your unit. This gives them time to get ready for the move.
Most lease agreements require the tenant give at least one month's notice before vacating the unit. Some require longer such as 60 or 90 days notice. Do not sign too far in advance for a rental house, or you might end up responsible for paying rent on two units.
By returning a signed lease agreement, they are accepting the offer to rent the property. The owner/manager receives the signed rental contract and also signs the contract. At this time, when both parties have signed the lease, the contract is considered binding to terms outlined in the agreement.
