How do I verify land papers?
Check for the title papers. A property should have a clear title, without any dispute. Ask for bank approvals. If you are getting your home financed from the bank, your half work is already done. Encumbrance certificate. Tally the approved plan with actual site. Check out property tax slips. Project has a registered society.

How do I verify a deed?
Visit the assessor-recorder's website and click on “property search.” Type in the street address of the property and a small map will appear showing the lot and abundant information about it. Click on “recorded information for this property” to view the latest deed showing property ownership.

You can also ask a title company to do a title search, but they may charge you a nominal fee. The title company will get the most current and valid information.
