Safeguard Title: make editing documents online simple

The Portable Document Format or PDF is a widely used file format used for business forms because you can access them from any device. It will appear similar no matter you open it on a Mac or an Android phone.

Security is another reason we rather to use PDF files to store and share sensitive data and documents. That’s why it is important to choose a secure editor, especially when working online. Particular platforms give you access to an opening history to track down people who read or completed the document before.

pdfFiller is an online document management and editing tool that allows you to create, modify, sign, and send your PDFs directly from your internet browser tab. It integrates with major CRM software, so users can sign and edit documents from Google Docs and Office 365. Send it to others by fax, email or via sharing link, and get notified when someone opens and completes it.

Use editing tools such as typing text, annotating, blacking out and highlighting. Add images into your PDF and edit its appearance. Change a page order. Add fillable fields and send to sign. Ask other users to complete the fields. Once a document is completed, download it to your device or save it to cloud.

Complete any document with pdfFiller in four steps:

01
Browse for your document with the pdfFiller's uploader.
02
Click the Tools tab to use editing features such as text erasing, annotation, highlighting, etc.
03
To insert fillable fields, click the 'Add Fillable Fields' tab on the right and add them for text, signatures, images and more.
04
Finish editing by clicking Done and choose what you want to do next with this PDF: save it to your device, print or send via email, fax or sharing link.

I really love this program - saves me SO much time because I can merge documents or remove pages, along with making changes and corrections. SO much better than rescanning documents!

I only had this program because I forgot to cancel after the initial trial period. However, I have used it many times and find that it is easy to use and does what i need it to do. The only issue i have had is when I need to work with documents more than 150 pages and PD filler cannot accommodate that. otherwise, I think it is great!

For pdfFiller’s FAQs

Below is a list of the most common customer questions. If you can’t find an answer to your question, please don’t hesitate to reach out to us.
There are many factors- the municipality, the property, the title company, etc. Unfortunately, that makes the range from a couple of days to several weeks. If you get over two weeks, start leaning on them and find out what the hold up is. It typically takes about two weeks in my area.
Most title searches take three business days to complete, according to AFX Research. The chain of title research can take longer, as can any title search in a remote location. Title examiners are usually willing to expedite the search if you're on a deadline, but you may have to pay extra.
Title companies must do a search on every title in order to check for claims or liens of any kind against them before they can be issued. A title search is an examination of public records to determine and confirm a property's legal ownership, and to find out whether there are any claims are on the property.
Your closing agent will order a title search, which is a review of public records to make sure you're the legal owner of your property. If there are any claims or judgments against the property, the title search should uncover them. These issues must be resolved for the sale to move forward.
You can conduct a title search yourself. However, if this is your first title search, you may want to consider hiring an experienced title search company.
Many title issues can be resolved by filing one of three common documents: A quit claim deed removes an heir and clears up title among co-owners or spouses. A release of lien/judgment removes a paid mortgage or spousal or child support lien. A deed of reconveyance records payment of a mortgage under a deed of trust.
A title defect refers to any potential threat to a current owner's full right or claim to sell a property. The property has a publicly-recorded issue, like a lien, mortgage or judgment that gives another party a claim to the property.
Process Takes Around Two Weeks The title process usually takes about two weeks. However, depending on the property and transaction type, this can vary dramatically. Your real estate agent or escrow/title officer can give you updates on the timetable as the closing progresses.
