I am looking for a company wide solution that works for us to electronically fill out pool construction contracts and then have customers sign them and notify our accounting department of the signed contracts

Can landlord keep security deposit without lease?
If you change your mind within that period, the landlord cannot hold your deposit. Virtually all residential leases are required to be in writing, so, if you haven't signed a lease, there is no lease. It is possible to have a verbal agreement, but it may be hard to prove in court.
Can a landlord keep your deposit if you never signed a lease?
If you made a deposit on a property, you should get something in return to make it a valid contract. If you change your mind within that period, the landlord cannot hold your deposit. Virtually all residential leases are required to be in writing, so, if you haven't signed a lease, there is no lease.
What happens if you never signed a lease?
Your Lease. Whenever you rent a house or apartment, you make a lease. Even if you never sign anything and just give the landlord some money in exchange for the key — you still have a lease. BUT if you don't keep your promise by paying the rent, the landlord can take you to court and evict you.
Can you get a security deposit back before signing a lease?
Security deposit refunds are often a matter of state law or even city ordinances. Generally, however, if you give a security deposit for an apartment that you don't ever take possession of or sign a lease for, then you are entitled to the entire deposit back.
Can I get my holding deposit back if I change my mind?
If the tenant changes their mind and doesn't take the property, you must grant a holding deposit refund and return their holding deposit minus any costs you've incurred on their behalf and any loss of rent you've suffered as a result of their action.
Should I send deposit before signing lease?
You should collect first month's rent after the lease is signed, but before you provide your tenant the keys. If they don't pay first month's rent, you do not need to provide keys to move in. This is why it's crucial your lease states that first month's rent and the security deposit are to be collected before move-in.
Should you give a security deposit before signing lease?
Generally, landlords and property managers require the security deposit before the tenant can receive their keys. Security deposits are paid at the lease signing with a money order, cashier's check, or an ACH payment (electronic payment).
Can I get my security deposit back if I didn't sign a lease?
Security deposit refunds are often a matter of state law or even city ordinances. Generally, however, if you give a security deposit for an apartment that you don't ever take possession of or sign a lease for, then you are entitled to the entire deposit back.
