I did not like the fact that when you decided to make it a service that charges you money, there was no warning. It forced you to pay if you wanted to keep your documents. I'm past that now and I am really ENJOYING it now that I am a paying customer.

This is the only app I can erase and… This is the only app I can erase and fill-in easily so I love it. However, the signing function is glitchy so I use Docu or Adobe sign for that. Still, soooo worth it b/c of the Erase and Fill features.

i was not happy with the Basic Plan being advertised for $8 per month and then subscribing and it suddenly being $20. I looked at some past notes from Sept. 2020 in my computer and it looks like I joined in Sept. 2020 and discovered the pricing being different than advertised, and I canceled then. Today I needed to sign some project documents and rejoined rather than playing around with a free trial of DocuSign that didn't offer what I wanted for variety in signatures etc. Giving PDF Filler a try. What do you like best? I like that you can edit files, sign without sending through electronic envelopes and you can fax and email documents. What do you dislike? You cannot upload separate files and merge them into 1 pdf file within the program. Recommendations to others considering the product: I highly recommend using this app for your document prep and signing. It is a one stop shop to get your pdf files edited and signed. What problems are you solving with the product? What benefits have you realized? The benefit is the faxing capability and being able to do it from my phone.

The signatures needed in a real estate deed can vary by state, type of deed, and circumstances. In all fifty states, a deed must be signed and acknowledged by the granter. Additional signatures may also be required, such as a grantee's signature, witnesses, a notary public, and the document preparer.
GRANT DEED: The deed must be signed by the granter and the grantee. The deed must be acknowledged before a notary public or other official authorized by law to administer oaths. The reason for notarizing is to provide evidence that the document is genuine as transaction documents are sometimes forged.
When you get the deed, you should record it with the county recorder in the county where the property is located. The purpose of recording the deed is to give “notice to the world” that you now have an ownership interest in that particular piece of real property. Recording also tracks the chronological chain of title.
Contrary to normal expectations, the Deed DOES NOT have to be recorded to be effective or to show delivery, and because of that, the Deed DOES NOT have to be signed in front of a Notary Public. However, if you plan to record it, then it does have to be notarized as that is a County Recorder requirement.
A deed executed in blank, without designation of a grantee, is also void. In contrast, if the title is voidable, the granter can choose to rescind the deed against the grantee, but title may be enforced by a bona fide purchaser. For example, a deed is voidable if it was obtained by fraud in the inducement.
THE PURPOSE OF RECORDING LAWS. In a few states, an unrecorded deed is invalid unless it is recorded. But in most states, an unrecorded deed is valid only between the granter and the grantee. When a deed is unrecorded, it does not give constructive notice to the world of its contents.
