As a general ballpark you can refer to this handy fee breakdown from the Educ County subdivision website. A base application fee is $440.00, and all applications also require an AutoCAD fee ($200) and a lot of fee of $220 per lot, meaning a minimum cost of $840.00 excluding any surveying work.
Subdividing property means dividing it into several parts. landowners typically subdivide their property into multiple residential units. This usually increases the value of the land. When the land is subdivided into more than one lot, each lot is then sold to one or more buyers.
Simply divide 692 by 300 = 2.30, so you can subdivide your block into two lots (always rounding down not up). It's important to remember, that provided you meet the minimum lot size as per the table, the newly created blocks are not required to be equal in size when subdivided.
You sell the additional property. You rent out the new property. Sell the land. Don't be attached to the design. Hire the right help. Understand what the market needs. Get started subdividing today.
Does your property have at least 800sqm in land size? Check that the property allows ample room for access. Look for level or gently sloping land. Look for corner block properties. Check out the structure of the property.
Depending on the situation and the local market conditions, you often can increase the total value of a parcel of land by subdividing it into smaller pieces lots that are then sold to one or more buyers. In essence, through subdivision the parts can be more valuable than the whole.
