A Notice of Non-Responsibility (in states where it's allowed) is a document that will enable a property owner to limit the applicability of mechanics liens to the owner's property. Basically, it declares that the owner is not liable for non-payment for work done on the property by the property's tenant or lessee.
A Notice of Nonresponsibility is a written notice which needs to be: posted in a conspicuous place on the premises within ten days after the landlord or their property manager first has knowledge of the construction. and. recorded with the county recorder's office within the same ten-day period. [CC §8444]
A Notice of Nonresponsibility is written notice that the person signing the notice (or the entity for whom the person is signing) will not be responsible for any claims arising from the improvement. Landlords use this notice to protect their property from mechanic's liens when their tenants are doing improvements.
Notice must be posted in a conspicuous place on the property and the location of the posting should be stated in the verification. The notice must be recorded in the County Recorder's office after posting and still within 10 days after the owner has notice of the work of improvement.
