The cover once the build is completed (or once the contract period ends, if that's the case) is normally split into two separate parts: a shorter period of cover for non-structural defects (usually two years) a longer period of cover for structural defects (usually six years)
Domestic building insurance, previously known as 'builders warranty insurance', protects consumers in the event their builder or trades person cannot finish the building project or fix defects because they have: died. Become insolvent, or. disappeared.
However, the typical builder warranty lasts six months to two years, with some lasting up to 10 years for “major structural defects” like an unsafe roof. While there are differences in warranties from builder to builder, in general, they should cover all of a home's materials and workmanship.
Builders warranty insurance is a type of insurance which, in theory, is supposed to provide cover to protect you as the homeowner under circumstances where you're having trouble with work that's been done (or not done, if that's the case) by your builder.

It does not provide cover for general wear and tear, condensation, normal shrinkage, damage arising from failure to maintain the property, or minor faults which first appear after the second year.
Repairing defects As well as the implied warranties, there is a 12-month defect repair period. If any defects in the building work emerge within 12 months of the completed build date, your builder has an obligation to fix them.
Some builders provide coverage for up to 10 years for major structural defects, sometimes defined as problems that make a home unsafe and put the owner in danger. For example, a roof that could collapse is a major structural defect.
Building contracts typically contain a defect liability period in respect of building works that is usually between 12 and 24 months from practical completion of the building works. In NSW, a contractual defects' liability period cannot remove or limit rights to a statutory warranty.

Warranties are usually divided into different terms, such as a one-year warranty to cover materials and labor; a two-year warranty to cover plumbing, electrical, heating, and air; and a 10- or 20-year warranty that covers structural defects that include foundations and load-bearing walls.
