How much time the tenant has to pay the rent before you can terminate the tenancy. In most states, landlords must give tenants three to five days to pay up or face a termination or eviction notice. If the tenant pays up (including any required late fees), that's it: The tenant doesn't need to move.
Any landlord will try to make a collection first. You may have to pay a late fee, but eviction, no. Also, it is good etiquette to let them know beforehand. Yes they can.
California landlords must give tenants at least 30 days' notice unless the sum of this rent increase and all prior rent increases during the previous 12 months is more than 10% of the lowest rent charged during that time.
Your landlord will typically give you a set number of days to pay rent that is past due. Generally, you will get between three and five days in order to pay rent, or "quit” the lease and move out.
That is unless there's a grace fee that's either written into the lease or mandated by state or local laws. Grace periods are quite common, especially a 3-5 day grace period. They provide tenants extra time to pay rent before the landlord can legally charge the late fee.
To write a letter showing proof of residence for a tenant, ask the tenant who you're addressing the letter to and what specific details to include. Open the letter with a simple salutation like, “To Whom It May Concern," and state that you're writing to verify that the tenants live on your property.

Write to your landlord. As soon as you realize you can't make rent, you should write a note or email to your landlord. Ask if you can pay at a later date. Open the letter by stating why you are writing: I'm writing to see if I can delay my rent payment. It is due the first of March.
Ask your landlord in writing (as far in advance as possible) for a few extra days. Explain your difficulties and emphasize (if you can) that they are only temporary. Offer (if at all possible) to pay at least some rent on time.
Keep it short and only reference information relevant for an apartment application. If you are a landlord or property manager, outline your rental history and your experience with the tenant. Know what you can or cannot say. Be honest and accountable. Never lie. Keep emotions at bay. Keep it structured.
