The site is a bit slow, and often will freeze during filling. Otherwise it is well worth the $72.00 I paid although it was supposed to be a free trial for 30 days.

The lease start date is the date that possession is passed from the landlord to the tenant. On that date, the lessee, or tenant, should begin recording straight-line expense even if that date is earlier than the commencement date specified on the lease.
Most apartment leases are designed to begin on the first of the month and end on the last day of the month at the end of the lease period.
Expect to pay the first month's rent, and possibly the last month's as well, to your landlord at lease signing. This may seem like much money up front, but remember that your lease is starting, and so you need to begin paying your monthly rent anyway.
What is prorated rent? Prorated rent is a portion of the rental rate that matches whatever portion of the month you're living in the apartment. So if you rent an apartment and don't move in until the 20th of a 30-day month, your prorated rent would likely be one-third of your regular rental rate.
Prorated rent is applicable when a tenant is moving in or out in the middle of the month. As a landlord, you want your tenant to move in as early as possible to avoid a vacancy. As a result, rent may need to be prorated, so the price accurately reflects the number of days the tenant lives in the property.
You should aim to send the lease to your tenants 5 weeks before their move-in date. Let your tenants know when you expect the lease returned to you. This will help ensure you get it back in a timely manner. If you require they return it in 5 days, you'll be right on time to sign the lease 30 days before they move in.
Most lease agreements require the tenant give at least one month's notice before vacating the unit. Some require longer such as 60 or 90 days notice. Do not sign too far in advance for a rental house, or you might end up responsible for paying rent on two units.
That depends on the landlord and what your lease says. Once you pay the deposits and any pro-rated rent, and done the remove in walk-through, you should get the keys. But you should NOT be allowed to move anything into the property until the move-in date, which is the first date for which you've paid rent.
