I have tried a few other cloud based PDF Editors and PDFFiller is the most powerful and easiest to use. Their support has also been great when I had a billing question/issue.

Subscription and refund
I Had £91 taken out my account for a subscription that i didnt know i had and could not afford, I went on the live chat and spoke with Maria, i told her my issues, she went above and beyond to help me.
She managed to cancel my subscription and issued a full refund she was an amazing agent

Pdf filler is better than Adobe
Good for small simple doc editing. Adding signatures etc.
I was able to get my docs edited and printed with my native software and android phone. Adobe is too picky about using their product only, with PDF filler I was able to get everything done non issues.
It was a trial basis for free, I wish they would have told me that from day one to save me the hassle of going back to purchase, but really it didn't matter.

pdfFiller is user-friendly and the site is easy to navigate. I love the fact that a function stays the same until you change it, eg. a font size and format. However, I would like the option to use all the Fonts that I have installed on my own computer. When a page is duplicated, I'd love it if the 'changes' made to the original using pdfFiller, could also be duplicated rather than simply a duplication of the original document. I also can't seem to find a way to cut and paste text to apply it in a different area of the document, which means that the process of replicating a change is more time-consuming, but this could be my current unfamiliarity with the software. I was impressed that within a couple of hours of use, I was offered the option to attend a webinar to improve my understanding.

PDF Filler-Sign, Send and Relax
As a user of PDF Filler, I have found I can do so much and I try to when put to the challenge. I have many ways to adjust files and docs to my needs or the needs of my Agency or Management. My fault lies in my own lack of knowledge sometimes or my being scared to try to edit or sign something. Yet I can do so much more than I actually have to it amazes me. It is nice when I have to work on the go and don't have a lot of traditional options as i would use before-print, fill, sign,fax-etc. Stuff like that. I get great simplified organization here and it is right on point.I will keep growing and using this over time.
It is the only way to play for me with needing to sign documents while on the go or out of my home area. Today with covid-19 shutdowns, I am at the mercy of technology more than ever.And I am not the tech type guy. I have to try, fail, try again and learn if all is well. Sometimes, I will get a document on my mobile that says sign and send back right away. I get confused on my Google options, other things I use and I have 2 phones and can easily get lost on both. PDF Filler works so easily and involves virtually nothing.
I still get lost at times or can't get what I am aiming for on one of my personal devices. That is my error. The interface and expansions and lack for separate software actually are great here. Least liked features or issues are at my own fault here. It is pretty solid.

Does a deed need to be signed?
Signing a deed as an individual When executing a deed, you must sign in front of an independent adult person who also then executes as your witness. An independent person can be anyone independent of the deed, unlike some other documents which require authorized witnesses such as lawyers or justices of the peace.
Does the buyer have to sign the deed?
When you sell real estate, you must sign a new deed to transfer property rights to the buyer. If you're the buyer, you're not required to sign the deed in a real estate sale. Typically, the signed deed is given to the buyer after it's recorded.
Who needs to sign the deed?
The deed must be signed by the granter or granters if the property is owned by more than one person. The deed must be legally delivered to the grantee or to someone acting on the grantee's behalf.
Does the grantee have to sign a deed?
No, in most states, the Grantee is not required to sign the Quitclaim Deed. However, some counties do require that the Quitclaim Deed be signed by the Grantee in addition to the Granter. After a deed is signed and notarized, it should be filed at the land records office in the county where the property is located.

Whoever has their name on the deed is the rightful owner of the home, so it's one of the most important documents in buying or selling a home. The seller typically prepares the real estate deed, usually with the help of a title company or an attorney to ensure the property transfers successfully.
Do deeds have to be recorded to be valid?
Although generally a deed does not have to be recorded to be a valid conveyance, there are practical reasons for recording a deed. Deeds usually do not take effect as to creditors and subsequent purchasers without notice until the instrument is recorded. The deed also must be accepted by the grantee.
Does a warranty deed have to be recorded to be valid?
Validity of a Deed does not need to be filed or recorded with a government agency to be valid. Also, there is no law that prevents a valid deed from being recorded at any time, even years after the official transfer takes place.
