Only criticism is I tried to pay with my New Zealand AMEX and it was rejected and Amex NZ blocked the card sensing you were defrauding me! The initial document that I needed was insufficient on the site (the word SAMPLE was written across the document multiple times per page). And, although it took several hours, PDFfiller was able to upload the necessary document. Problem solved.

It's great. Noticed some glitches on the forms, e.g. the text-in-th middle selection populates horizontally instead of vertically, making it impossible to see all that has been typed without scrolling across.

How does a Notice to Owner work?
A Notice to Owner (TO) is a written notice prescribed by Florida Statute (713.06) that officially advises the owner of an improvement that the sender, usually a subcontractor or supplier not dealing directly with the owner, is looking to the owner to be sure the sender is paid before payment is made to the contractor
How long is a Notice to Owner good for?
The short answer: Within 45 days (or before beginning work on a project). The long answer: Florida requires that a Notice to Owner must be sent within 45 days of beginning work on a project, or before the project starts.
How long does a notice of commencement last?
The Notice of Commencement is effective for 1 year unless a different expiration date is specified. If a project is going to last longer than a year, a more realistic expiration date should be specified.
What happens when a notice of commencement expires?
If the expiration date is coming up and the job is not complete, record an amended Notice of Commencement extending the expiration date. Payments that are made after an expired notice of commencement are improper payments and will not reduce the owner's exposure for liens.
How long do you have to file a notice to owner in Florida?
In Florida, your Notice to Owner needs to be mailed within 45 days of when you completed your service or when you last received a payment. The notice must be served on the owner before filing the lien or within 15 days after you have filed the lien.
