A quit claim deed transfers the legal ownership of the property from one party to another, and doesn't require attorneys or legal help, unless you choose to consult an attorney.
Quitclaim deeds are most often used to transfer property between family members. Examples include when an owner gets married and wants to add a spouse's name to the title or deed, or when the owners divorce and one spouse's name is removed from the title or deed.
Quitclaim deeds are not taxable when they transfer ownership to a spouse or a qualifying charity. Other transactions may be liable to property and gift taxes. The quitclaim process is an easy way to transfer an interest in property where no money changes hands.
In Colorado, a quit claim deed is a legal document used to transfer property from an owner to a seller in an expeditious fashion. This type of transfer comes with no warranty, meaning it comes with no guarantees that the title is free and clear of any encumbrances or back taxes.
Signing — According to Minnesota Law, the quit claim deed must be signed by the Granter (the seller of the property) in the presence of a Notary Public (§ 507.24). Recording—- All deeds filed in the state must be filed with the County Recorder's Office (A§ 507.0944).

To add a spouse to a deed, start by reading over your mortgage carefully with your spouse. Next, obtain a quitclaim form from the county recorder's office where the property is located. The quitclaim deed only transfers the type of title you own. Deed transfers of any kind (warranty or quitclaim) impact only the ownership (title) and do not change or affect any mortgage on the property. The mortgage is a separate document.
It's an inexpensive way to transfer property, and, while an owner of a property acquired by quitclaim deed can't sell it without a clear title, the property can be sold later after a warranty deed is obtained. You can then buy title insurance and, with legal title, transfer the property through a warranty deed.
Generally speaking, no. Once a quit claim deed has been completed and filed with the County Clerk's Office, the title will officially pass from the granter to the grantee. The only way to reverse a quit claim deed is to go to court and prove that the granter was forced to sign the document under duress.
And it is possible for a quitclaim deed to be challenged. If a quitclaim deed is challenged in court, the issue is whether the property was legally transferred and if the granter had the legal right to transfer the property.
If there is no mortgage, there is of course no way for the quitclaim deed to affect the mortgage. In some cases, the granter does have a mortgage while filing a quitclaim deed. The new owner will have the title of the property, but the original granter will still be liable for the outstanding mortgage.
Signing a quitclaim deed transfers whatever interest the granter has in the property without making any promises about that interest. If you quit claimed your interest in the property, it means you turned over every claim you might have to an ownership interest to someone else.
