Customizable PDF documents for clients, editing documents are very important in Real Estate...and PDFfiller has made that extremely simple.

Can't really say that I dislike anything...however, I use is solely for the purpose of creating and editing documents..so my perspective comes from that angle.

Its hard to get clients to resign at times due to travel schedules, work schedules...so being able to edit a document in real time while in front of my client helps out tremendously.

Needed for real estate transactions
Needed for real estate transactions. Worked great. Was able to update pdf documents multiple times. Easy to use. Easy to download completed documents. I'll definitely use pdfFiller in the future

Spelling assistance
The spelling check assistance is not very effective. It is difficult to predict where the cursor must be placed for the correction suggestions to pop up.

Does a Deed of Trust have to be notarized in order to be valid? Yes, after the signing the Deed of Trust by the Trust or before a Notary Public, then it can be filed with the County Clerk's Office.
Does a deed of trust have to be recorded to be valid?
The person who owns the property usually signs a promissory note and a deed of trust. The deed of trust does not have to be recorded to be valid.
Do deeds have to be recorded to be valid?
Although generally a deed does not have to be recorded to be a valid conveyance, there are practical reasons for recording a deed. Deeds usually do not take effect as to creditors and subsequent purchasers without notice until the instrument is recorded. The deed also must be accepted by the grantee.
How do you record a deed of trust?
Recording. State law also requires that a copy of the deed of trust be recorded in the county recorder's office. The county recorder is a public servant who indexes and files all documents related to real estate. The documents held by the county recorder are open for public research and inspection.
