Can I text an eviction notice?
Written notice has very specific statutory requirements, and text messaging likely does not satisfy the requirements within your state. Similarly, sending a text message is not proper service. If the tenant were living in the United States, an attorney could stop this eviction before it even began.
Is it legal to evict someone through text?
A text message is not a legally recognized notice to vacate, so you can ignore it. The notice would start the day you receive the proper legal notice in writing. If you fail to vacate by the deadline proscribed in the notice, she would need to file
Can you text a 30-day notice?
You need to look to your lease. Despite the fact you and your landlord informally communicate through texting, if your lease specifically states notice of termination must be in writing, a text, unfortunately, does not constitute “writing.” It's certainly not a formal notice.

If you have been served with written notice of an eviction then you might wish to negotiate the terms of the eviction with your landlord. Remember, an eviction costs your landlord money. The landlord must pay legal fees if you contest the eviction and secure a new tenant to begin collecting rent money again.
